Building your property portfolio

If you want to grow your wealth, there are many investment strategies available, and we can help you with all of them. But if you like the idea of becoming a property investor and putting your money into bricks and mortar, you’ll need a buy-to-let mortgage.

In general, securing a buy-to-let mortgage is trickier than it would be if you were seeking a mortgage for your own home. With our expert help, though, there’s no need to feel worried. Your adviser will work closely with you every step of the way.

Your questions, answered

How are buy-to-let mortgages different?

With buy-to-let, you’re a different type of mortgage holder because your property is an investment rather than a home. So it’s understandable that the terms for most buy-to-let mortgages are stricter than standard types, and there are some key points to bear in mind before taking the plunge.

Buy-to-let mortgages tend to have higher fees and interest rates than other kinds of mortgages. You’re also likely to be required to pay a higher deposit, often between 20% and 40% of the property purchase price. Our specialist advisers can help you to navigate these complexities.

Are there tax issues for me to consider?

Once you’ve successfully bought your buy-to-let property and have rented it out to a tenant, any rental payments you receive are subject to Income Tax. The amount you’re charged will depend on your tax band, and you’ll need to report this on a self-assessment tax return.

If you sell your buy-to-let property, you may also need to pay Capital Gains Tax depending on the thresholds and allowances that apply in your circumstances. Choose us, and our mortgage experts will help you to avoid any pitfalls and keep hold of as much of your money as possible.

Do I need a safety net in place first?

As with any type of investment, you need to weigh up the pros and cons and carefully consider your position before becoming a buy-to-let investor. As a landlord, there may be void periods in between occupants and repairs to carry out, so you shouldn’t rely only on rental income to cover costs.

The benefit of working with us is that we look at your position holistically, rather than just solving one issue at a time. So we can help you get the right amount of savings in place to support all your ambitions.
